A 140,000-square-foot office building that opened a year ago at 70 East 55th Street is still half empty.

The restaurateur Drew Nieporent, center, is starting his first store, Crush, a wine shop set to open Monday at 153 East 57th Street.

The gym, which he opened in January on two floors of 139 East 57th Street, between Lexington and Third Avenues, does not charge the trainers a fee.
